Executive Summary
Brookland Press involved the redevelopment of an existing industrial site located in Northeast Washington DC. It was delivered as two separate buildings – The Foundry (Designed by a different architect) was the existing building with major renovation and The Forge was the new construction – both buildings will operate as a single cohesive development. The structure located at the termination of Channing Place will serve to physically connect program areas between the two buildings.
The architect of The Forge provided full architecture and interior design services for the new 6-story – 139 unit apartment building. A concrete podium was constructed at the first level with 5-stories of wood frame above. The building’s exterior skin speaks to the former industrial uses on site by incorporating face brick with stone trim accents, metal panels, and large glazed openings. A 60-space parking garage located at grade level was structured for residents of both buildings.
Residents will have access to the project’s many amenities including the following:

- a dog spa
- conference room
- business center
- game room
- yoga studio
- pool
- fitness
- communal lounge
Additionally the highly landscaped exterior features a dog walking zone, recreational and contemplative courtyards and a grade level plaza for community gatherings.
The overall development incorporates many sustainable design solutions. This includes the use of recycled materials, low VOC paints, and energy efficient light fixtures. A continuous bio-retention area at grade is bisected by a series of metal bridges leading to private residential entries.
Furthermore, the building incorporates both intensive and extensive green roof areas at the lover podium and rooftop levels.
