Executive Summary
Riverdale Park Station is a new 37 acre “Town Center” development located in Riverdale Park, Maryland approximately 1 mile south of the University of Maryland’s main campus in College Park. Phase One consists of 150,000 SF of retail which supports additional development phases. When complete, Riverdale Park Station will comprise approximately 200,000 SF of commercial space, 850 apartment homes, 119 townhouses, and a 120-room extended stay hotel.
The Master Plan for Riverdale Park Station features many accessible public space improvements including a 3-acre sculpture park along its U.S. Route 1 frontage, a “Village Square” at the heart of the commercial precinct, a “Village Green” located at the center of the
residential precinct, and a children’s playground, pond and nature trail located adjacent to the townhouse neighborhood.
In addition to the creation of new public spaces, the development also provides new infrastructure improvements designed to facilitate greater connectivity to and between the nearby towns of Riverdale Park, Hyattsville, College Park and University Park including an extension of the Rhode Island Trolley Hiker-Biker trail, a grade separated crossing over an active CSX railroad line and a paved pedestrian and bicycle pathway across an unimproved parcel owned by the Washington Metropolitan Area Transit Authority (WMATA).
Anchoring the commercial retail space at Riverdale Park Station is Prince George’s County’s first Whole Foods Market. The 40,000-square-foot store, which opened in April of 2017, provides county residents with a variety of unique products from local growers and producers. The Whole Foods Market’s reflection of the local community can be seen in the way the store is staffed and in the variety of locally sourced produce and products available there for Prince George’s County’s consumers.
The goal of Riverdale Park Stationis to create a new moderate-density town center development featuring walkable blocks and streets, housing and shopping in close proximity, and accessible public spaces. The overall design is based on planning and design principles championed by the Congress for the New Urbanism – Diversity, Walkability, Beauty and Sustainability.
